ENGLAND

24th September 2020 - As a result of the changes announced by the Government, it is important that agents review their Covid-19 Protocols. As with the reopening of the housing market in early May 2020, opt for and promote the use of virtual viewings and valuations before making plans for face to face appointments.

SHOULD OFFICES REMAIN OPEN?

Offices can remain open, however Government guidance states that where possible, work from home. For those working in an office environment, ensure Covid-19 Protocols are in place. Remember no one should be in a work environment if they have any COVID-19 symptoms.

Put in place a ‘locked door’ policy and advice clients and potential clients that access is “by appointment only’

DO AGENTS NEED TO WEAR A MASK/FACE COVERING?

24th September 2020 - The Government has announced that face coverings must be worn by all lettings and estate agency agency staff working in the office environment and on any appointments. You should also ensure that anyone visiting your premises wears a mask before entering.

WHAT HAPPENS WITH FACE-TO-FACE APPOINTMENTS?

Continue with existing protocols for ALL appointments with tenants, landlord, contractors, stakeholders, as well as viewings, valuations, inventories, check-ins, property inspections and check-outs.

Establish whether:-

  1. The individual has been advised to self-isolate?

  2. They have any COVID-19 symptoms (this applies to ALL members of a household)?

  3. They have they travelled outside the UK within the last 14 days?

WHAT ARE THE FACE-TO-FACE PROTOCOLS?

All appointments (BY APPOINTMENT ONLY) for valuations & viewings must be confirmed in writing and the relevant parties advised appointments MUST be staggered to avoid over-crowding.

No hand-shaking is permitted.

Block viewings and open house style viewings are not permitted.

All those attending viewings and valuations must wear face coverings.

All internal doors must remain open and no surfaces must be touched during the appointments.

LANDLORD OBLIGATIONS - WHAT HAS CHANGED?

There are no changes. Reinforce the requirement to ALL parties involved in the management of the property that relevant legislation still applies. Keep accurate records where tenants may refuse access due to Covid-19 related reasons.
